Buying a property abroad it’s not just about a language barrier, it’s about lots of money and trust. It is hard enough to trust a person that you fully understand, imagine one you don’t! A very dangerous mine camp if you pick the wrong agent!
Many estate agents and agencies will charge you a fortune when it comes to agency fees. We won’t. Easy as that. Why not? Because real estate is not about squeezing people like lemons. Real Estate is a great industry that we are proud to be part of. It’s our job, our full-time commitment and our passion.

- Property Search (√)
There are several ways we can help you finding the right property.
Option 1. Your dream home is on our books and on our website (listing)
Option 2. The property is on our books but not on our website (confidential listing)
Option 3. If the property that you are looking for is not in our books, we will go on the hunt, check internal MLS platforms shared by Italian estate agents, and contact local estate agencies.
- Codice Fiscale (√)
It is the Italian tax identification code, a unique identity code devised from an individual’s name, date and place of birth. It is issued by the Agenzie delle Entrate (Italian Revenue Agency). The Codice Fiscale is similar to the National Insurance number (NI) in the UK or the Social Security Number (SSN) in the US.
- Italian Bank Account (√)
We will also help you set up an Italian Bank Account. However, you cannot avoid a little day trip to the bank! The Bank Manager must ascertain your identity, and you will need to sign all legal papers required to fully activate the procedure.
- Viewings (√)
We will be glad to accompany you to different viewings and answer all questions that you would like to ask with regard to the property. We will be fair and square and tell you all the pros and cons we know of about each single home that we will be viewing.
- Property Price Negotiation (√)
It will be our care to contact the owners, see how negotiable the selling price is, and do our best to reach a satisfactory outcome for both parties. This will probably save you a few thousand Euros!
- Foreign Currency Brokerage (√)
We do not work as Foreign Currency Brokers ourselves, however will be glad to introduce you to a few brokerage companies that we are in partnership with who will give you a favourable rate and depending on the property you are buying, you could save some thousands! (No commission)
- Assistance throughout the entire purchase process (√)
We will assist you throughout the entire purchase process providing any and all necessary information and paperwork to the Surveyor, Architect (if any), solicitor (if any) and to the Notary Public and the Translator.
Not included in our real estate services
- Inspection & Surveys (X)
A third independent party, a surveyor, will carry out inspection and surveys and will bill you directly. The reason why it has to be a third party is to avoid any potential conflict of interest. What we can do, as an act of courtesy, is to provide you and the surveyor with our help and assistance if needed.
- Translation of the Final Deed of Sale/Purchase (X)
Just like the Surveyor, the professional who will translate the deed of sale and assist you at the Notary’s Office, MUST BE a third party, avoiding any potential conflict of interest. The Translator will bill you directly.
